Blinc-UK

For conveyancers

Client due diligence that stands up, whoever your supervisor is

Identity, source of funds, title and company checks on one matter, verified by the client from their phone, assessed on your firm's own risk template, and kept as a complete record with the certificate on top. Pay-as-you-go, with no minimum spend.

Every matter, every party

The due diligence a conveyance needs, and where it lives

Each thing a supervisor expects a conveyancing firm to have done, and the part of Blinc that does it.

Client due diligence from their phone

Send a secure link and the client verifies themselves: an ID scan, a selfie and full PEP, sanctions and adverse-media screening, in minutes. Client in the office? Scan their ID there and then, with the document read automatically.

Source of funds for the purchaser

No more chasing bank statements. The client connects their bank securely and tags the transactions that evidence the funds, from twelve months of data straight from the bank. Anything they don't select is deleted after a month.

Title and registered owners from HM Land Registry

Pull the official title and registered-owner data, confirm the seller is on the title deeds, and run AML on the actual legal owners. Searches are passed through at £7, with no markup.

Land Registry integration

Corporate clients and the people behind them

Screen a company end to end: registration, filings, officers and ownership pulled automatically, then AML checks chained onto the directors and owners you select. Disqualified directors and sanctions matches are flagged straight away.

A residential conveyancing risk assessment, yours to edit

A starter risk template for residential conveyancing is ready on day one, and your MLRO owns it: sections, weightings, thresholds and CDD levels. Answers pre-fill from the checks, critical answers raise the matter to enhanced due diligence, and escalation pauses it until your MLRO has ruled.

Monitoring and the record, whoever asks

Live PEP, sanctions and adverse-media monitoring after the check completes, a complete record of every action on the matter, and a branded AML certificate for the file. The same connected file whichever supervisor asks to see it.

How a matter runs

Three steps from instruction to a file you can stand behind

  1. 01

Open the matter as one case

Add the property once. The Land Registry title attaches to it, and each client joins the case with their role, whether you act for the buyer, the seller or both sides of a chain.

  2. 02

    Clients verify and connect

Identity and screening from their phone, source of funds by connecting their bank, and company checks run on corporate clients. Unfinished checks are flagged, so nobody quietly drops out before exchange.

  3. 03

    Assess, decide, record

The risk assessment on your firm's own template, clear outcomes rather than raw data, review and escalation where it matters, and the certificate on the matter. The decision, the evidence and the reason stay together.

What sets Blinc-UK apart

Two capabilities that change how firms run AML

Plenty of tools tick the compliance box. These two are why property firms choose Blinc-UK.

Custom risk assessments

Risk models built around your firm

Your MLRO configures the risk factors, scoring and escalation rules — then they apply consistently to every buyer, seller, landlord and tenant. No generic, one-size-fits-all questionnaire bent to fit property.

  • Firm-specific risk factors and weightings
  • Automatic escalation on the rules you set
  • Consistent, defensible outcomes on every case

Land Registry integration

AML on the real legal owners

Pull official title and registered-owner data straight from HM Land Registry and run checks on who actually owns the property — something you won't find in most of the big-name AML platforms.

  • Official title and ownership data, on demand
  • Verify the true legal owners, not just the instructing party
  • Catch mismatches before they become a problem

Pricing

Questions

Conveyancers ask us

We're supervised by the SRA, not HMRC. Does that matter?
The platform is supervisor-neutral. Supervision of legal services is moving to the FCA in phases, and whoever asks to see a file, what they want is the same: who the client is, how you verified them, the risk you assessed and why, where the funds came from, and who reviewed anything unusual. Blinc keeps all of that on one matter. We never promise a firm will pass an inspection; we make sure the file is complete and ready to show.
Can we run checks on both sides of a transaction?
Yes. A case holds the property and every party with their role, so a firm acting for the seller can confirm the seller against the title, and a firm acting for the buyer can take identity and source of funds in the same place. Chains work the same way, one property at a time.
How does source of funds handle a gift or savings built up over years?
The client connects their bank and tags the transactions that evidence the funds, so a gift shows as the payment arriving and savings show as the balance and the history behind it. Twelve months of transactions come straight from the bank, and anything the client doesn't select is deleted after a month, so you hold only what you need.
Is there a risk assessment for conveyancing, or do we build our own?
Both. A starter residential conveyancing template is there from day one, and your MLRO can edit it or build their own: sections, weightings, thresholds and CDD levels are theirs to set. Answers pre-fill from the check results, and a written reason is always required on medium and high-risk outcomes.
We have more than one office. How is access managed?
Offices, roles and permissions are modelled the way firms run. Each office sees only its own clients and matters, with manager and standard roles, and your MLRO sees what needs their attention across all of them.
Can it connect to our case-management system?
Yes. Anyone can integrate with Blinc-UK. The Open API lets you start checks and Land Registry searches from your own case-management software and have results and certificates pushed back the moment they're ready, with a free sandbox to build against. Checks started through the API are billed exactly as they are in the platform.
