How it works

Three steps from sign-up to a protected tenancy

Everything is designed to be done on your phone, in one sitting. Nothing is stored and nothing is sent to your tenant until you've paid.

  1. 01

    Create your free account

Enter your name and email and we send you a sign-in link. No password to set, no paperwork, and nothing to pay until you order something.

  2. 02

    Reference your tenants

Tell us the property, the rent and who is moving in, then pay by card. Each tenant gets a link and completes their part on their phone. Our referencing team checks everything and emails you the result, with a certificate to keep.

  3. 03

    Protect the rent

Any property you let, at any time, whoever referenced the tenant. Enter the property and the monthly rent, answer nine quick questions about the tenancy, see your price and read the policy documents before you pay. Your policy schedule is emailed to you straight away.

What you can order

One clear price for each, nothing added at checkout

Referencing prices include VAT and rent guarantee prices include Insurance Premium Tax, so the number you see is the number you pay.

Tenant reference

£30per tenant, inc. VAT

A full check before you hand over the keys: identity and Right to Rent, credit history, income and affordability against your rent, and their previous landlord.

  • Right to Rent included, so you meet your legal duty
  • Read by our team, with a clear result and certificate

Guarantor reference

£30per guarantor, inc. VAT

Check the person who promises to pay if your tenant can't. Identity, credit history and income checked against the whole rent, on the same tenancy as the tenant they're backing.

  • Add one when you order, or later from the tenancy page
  • One guarantor can cover more than one tenant

Right to Rent check

£10per person, inc. VAT

Confirm a tenant can legally rent in England without a full reference. For an existing tenant or a lodger you aren't referencing; it's already included in a tenant reference.

  • Identity and Home Office share code or documents
  • A certificate to keep for the tenancy plus a year

Rent guarantee

From £25a month, or £275 a year, inc. IPT

If your tenant stops paying, the rent is paid and the legal costs of getting your property back are covered. Bought per property, for any property you let, at any time, whoever referenced the tenant. Priced by your monthly rent, paid monthly or yearly by card.

  • £100,000 rent and legal expenses cover
  • No need to have referenced the tenant through Blinc
  • Full refund if you cancel within 14 days of the start date

You'll be asked to sign in or create an account first. Nothing is charged until you confirm an order.

The tenant reference

The same reference letting agents rely on, read by our team

Every check is built from verified data, pulled from the bank, HMRC and the identity provider rather than from paperwork the tenant chooses to send. You get a clear result and the evidence to back it up.

Identity and Right to Rent

A certified digital identity check, the standard the Home Office accepts for Right to Rent. British and Irish passport holders are covered in the same check; everyone else goes through the Home Office share code route.

Income and affordability

The tenant connects their bank or shares their HMRC record, so income comes from real data rather than a payslip that can be edited. It's checked against the rent you're charging.

Credit history

Credit, CCJs, insolvency and address history, all tied back to the verified identity.

Previous landlord

We ask their current or previous landlord how the tenancy went, and we chase the reply so you don't have to.

Fraud and sanctions checks

PEP and sanctions screening, plus fraud database, mortality register and credit active data checks on every applicant.

Read by our team

A referencing specialist reads every file and sends you a clear result and a certificate to keep. Anything unusual is explained in plain English, not left for you to interpret.

Rent guarantee

If the rent stops, your income doesn't

£100,000 rent guarantee and legal expenses insurance for any property you let, bought in a few minutes at any time. It's cover on the property, not on a Blinc reference: it doesn't matter who referenced your tenant. The policy wording and the Insurance Product Information Document are shown before you pay.

  • Rent paid from the first missed payment until you have the property back
  • Legal costs to regain possession and to recover the rent you're owed
  • Up to three months' rent after possession if damage stops you re-letting
  • A legal and tax advice helpline for questions about the tenancy

Good to know: each tenant needs to have had a satisfactory reference, or to meet the policy's referencing and affordability criteria, which you confirm when you buy. Unpaid rent must be reported within 60 days of falling due, the property must be let on a standard residential tenancy in the UK, and there is no cover for anything you already knew about before the start date. If you take cover out part-way through a tenancy, an exclusion period applies at the start of the policy. The policy documents set out the full terms, limits and conditions.

Priced by your monthly rent

From£25a month, or £275 a year

Priced by the property's monthly rent, with Insurance Premium Tax included. Enter the property and the rent and your exact price is on screen in seconds.

Rent above £8,000 a month can't be covered online: call us on 03333 441300.

An account in one minute

Your name and email are all we need to start. We send a sign-in link, so there's no password to remember, and your name and address for the receipt are taken at checkout.

Pay by card, before anything is sent

You see the total, VAT and IPT included, and pay by card. Only then is your tenant invited or your cover set up. A receipt is emailed for every payment.

Everything in one place

Each property you let shows its tenants, how their references are going, the certificates once they're decided and the cover you hold. Add a tenant or a guarantor to a tenancy later from the same page.

Questions

Landlords ask us

I use a letting agent. Is this for me?
Ask your agent first. Over a thousand letting agents already reference tenants and arrange rent guarantee through Blinc, and yours can do it for you as part of their service, with the same checks and the same cover. This page is for landlords who let and manage a property themselves.
What does the tenant have to do?
They follow a link we email them: confirm who they are with a photo of their ID, answer a few questions about their job and where they've lived, and connect their bank or share their income evidence. It takes most people 15 to 20 minutes, on their phone.
How long does a reference take?
Most references are complete within two working days of the tenant finishing their part. Waiting on a previous landlord or an employer to reply is the usual reason for a delay, and we chase them for you.
What if the tenant doesn't pass?
You'll see why, for example because their income doesn't comfortably cover the rent. Often the answer is a guarantor: someone who agrees to pay if the tenant can't. You can add a guarantor reference to the same tenancy for £30.
Do I need to have referenced my tenant through Blinc to buy rent guarantee?
No. Rent guarantee is bought per property, for any property you let, at any time, and it doesn't matter who referenced the tenant. The policy does require that each tenant had a satisfactory reference, or meets its referencing and affordability criteria, and you confirm that when you buy. A Blinc reference meets it, but so does a proper reference from elsewhere.
Can I buy it part-way through a tenancy?
Yes. Cover can start on any date you choose, up to 90 days ahead, whether the tenancy is new or already running. If you take it out mid-tenancy, an exclusion period applies at the start of the policy, so anything that arises in those first weeks isn't covered, and nothing you already knew about before the start date is covered at any point. The policy documents set out the exact period.
When does rent guarantee cover start, and can I cancel?
Cover starts on the date you choose, up to 90 days ahead, and runs for a year. Cancel before the start date, or within 14 days of it, and you get a full refund. After that you pay for the days you were covered and the rest is refunded to your card.
How do I pay?
By card, when you order, and nothing is sent to your tenant until you have. Rent guarantee can be paid yearly or monthly, with monthly payments taken on the same day each month.
Can I cancel a reference?
Yes. Cancel before the tenant has accepted their invitation and the reference is refunded in full to your card. Once they've started, the work has begun and there is no refund.
