- What does HMRC expect to see on a file?
- Who the client is, how you verified them, the risk you assessed and why, the source of the funds where it applies, and that someone with the authority reviewed anything unusual. Blinc keeps all of that on one case, in order, with the certificate on top. We never promise a firm will pass an inspection; we make sure the file is complete and ready to show.
- Do our negotiators have to do the checks themselves?
- No. They send a link and the client does the rest from their phone. For a walk-in, a scan of the ID in branch reads the document automatically with the same screening depth. Anything that needs a closer look comes to the review queue rather than to the negotiator's desk.
- What about a seller who isn't the registered owner?
- That's exactly what the Land Registry check is for. The title tells you who the legal owners are, so you run AML on them, and a mismatch between the instructing party and the title is caught before it becomes a problem.
- How does source of funds work for a cash buyer or a gifted deposit?
- The buyer connects their bank and tags the transactions that evidence the funds, so you see the money arriving rather than a statement that could have been edited. Anything they don't select is deleted after a month, so you hold only what you need.
- We have several branches. How are they kept apart?
- Branches, roles and permissions are modelled the way agency groups run. Each branch sees only its own clients and cases, with manager and standard roles per office, and your MLRO sees what needs their attention across all of them.
- Is switching from another provider painful?
- No. There's nothing to install, your MLRO's risk templates are set up as part of onboarding, and your team can be running checks the same week. We'll walk through migration on your demo.
