- Do we have to use all three services?
- No. Plenty of agents start with referencing alone. Use one service or all three; they share one login, one invoice and one support team, and nothing is bundled or committed.
- Does the Money Laundering Regulations apply to a lettings business?
- Lets of £10,000 or more a month fall under the regulations, and financial sanctions reporting applies whatever the rent. The platform keeps landlord and tenant checks on one record so a high-value let is handled the same way as a sale. We never promise a firm will pass an inspection; we make sure the file is complete and ready to show.
- What does the tenant actually do?
- They follow a link we email and text them: confirm who they are with a photo of their ID and a selfie, give their Right to Rent share code if they need one, connect their bank read-only or sign in to HMRC for their income, and tell us where they've lived. It takes most people 15 to 20 minutes on their phone.
- Can we offer rent guarantee without referencing through Blinc?
- Yes. Cover is bought per property, for any property on your books, at any time, and it doesn't matter who referenced the tenant. The policy requires that each tenant had a satisfactory reference, or meets its referencing and affordability criteria, which you confirm when you quote. Quoting from a Blinc reference group is simply quicker, because the rent, the property and the tenancy details are already there. An exclusion period applies at the start of a policy taken out mid-tenancy.
- Will our landlords be sold to directly?
- Only if you choose. The rent guarantee offer to a landlord goes out when you haven't bought cover for the tenancy, and it can be switched off for your company. A self-managing landlord can also use Blinc directly, but a landlord who uses you is pointed back to you.
- Can we connect it to our CRM or lettings software?
- Yes. Anyone can integrate with Blinc-UK. The Open API lets you start references and checks from your own software and have results pushed back, with a free sandbox to build against. Checks started through the API are billed exactly as they are in the platform.
